We have a wide variety of properties that range from "turnkey/rent ready" to "needs a large amount of rehab" to everything in between. We know that investors have different comfort levels when it comes to rehab so we try to offer various properties that appeal to investors of all comfort levels.
Our partners either own or are under contract with every property we offer. We are not wholesalers in the traditional sense because investors purchase all our properties directly from our partners. Since all properties are owned by our partners directly, we are always cognizant of the quality of the investment we purchase because if we cannot sell the property, we are forced to keep it on our books. Therefore, we will not buy any properties we will not keep ourselves.
If rehab is required on one of our properties, we manage the process end to end. We have trusted contractors that we have worked with for many years and together with these contractors we work to provide estimates, manage the rehab work and update you on progress throughout the entire rehab process.
All our deals are cash deals. The reasoning for this is because A. many of our properties will require rehab and will likely not pass an appraisal by a lender until rehab is complete and B. our inventory moves very quickly. That being said, many of our clients will do a cash out refinance after closing and rehab is complete. We have a preferred lender that we can recommend to help make the refinance process as seamless as possible.
The typical single family home we offer is from 60k to 90k all in (including rehab, if necessary). We also occasionally offer duplexes from 100k to 130k all in. The majority of our inventory will fall in this range, but occasionally we will offer properties for less.
Our partners are located on the ground and have access to discounted properties. We make all our profits on the sale of the property to investors and offer rehab management and property management to help out of state investors have a seamless experience with us.
Yes, we offer all our clients property management services through our in house property management team. It is not a requirement for clients to retain us for this service but we offer it to clients to help make their experience as seamless as possible. For property management, we charge 10% of the rent and first month's rent when we place a new tenant.
